Maintenance advice and building defects analysis –

A defect survey focuses on a specific problem or suspected defect identified by the client relating to a property or building. Defect surveys are flexible and can be aimed at any particular issue identified in a property. Defect analysis is suitable for any type of residential or commercial property.

Defect surveys may be useful if you are purchasing a property and are unsure about the condition or remediation of a specific element. Additionally, a defect survey can prove useful if you are a homeowner and an issue has arisen in your property that needs clarification and guidance.

Planned maintenance surveys and reports – Prevention is better than cure!

Planned Preventative Maintenance (PPM) surveys are an essential tool that enable building owners/occupiers to proactively maintain, manage and improve their properties over a period of years.

PPM Reports prepared by NI Survey’s building surveyors involve a detailed survey inspection of a property, along with a schedule with recommendations for the coming years, to provide a planned maintenance strategy. Our reports will identify repair projects and provide recommended timescales for undertaking repair works over coming years, and we also provide budget costs allowing our clients to budget accordingly.

NI Surveys PPM survey reports enable clients to properly maintain and optimise the value of their property portfolios over a determined timeframe, and ensure that property assets are well looked after and kept in good repair.

Ensuring that properties are properly cared for with planned maintenance, avoids property owners suffering unexpected and costly reactive repair works.

We also prepare Stock Condition Surveys for clients with large property portfolios, such as Care Home Providers, Housing Associations and Commercial Landlords, and Quinquennial Surveys of Churches.

As well as considering disrepair and long-term maintenance requirements, we can also consider health and safety issues, matters of statutory compliance, thermal performance issues and suitability/fitness for purpose, etc. Where required we can also arrange for measured surveys, asbestos surveys and Energy Performance Certificates (EPC’s) to be undertaken simultaneously.
